Alright. What's up, everybody? Another day. Another video home tour. If this is your first time tuning in to this channel, my name is, Chuck. It's Chris Wood with Simply Vegas.

Man, it is a little bit hot today. But anyway, guys,

so today I'm actually out here in

the North Side Of The Las Vegas Valley,

just right off of 215

And Reserves.

Now, this is Tule Springs. So this is one of the newest master planned communities out here in North Las Vegas. A lot of times, you know, when people hear North Las Vegas, they always say it's like ghetto. I don't want to go to North Las Vegas. But it's not ghetto here, okay, in this master planned community.

Now,

Dior Horton owns a lot of land out here.

And today we're gonna be touring

the Heartland

Summit.

Now, we did the full video tour on this 4418

model. This is the one with the next gen four car garage, six bedrooms. So make sure to check out that video

because the pricing on it was unbelievable.

Now, on this one, we're gonna be touring this beautiful four car garage. It is 3,765

square feet. Now, what I like about these homes here at the Summit,

the lot size. The lot size is gonna run you roughly about $10,000 to $12,000

But also, lot premium's gonna range anywhere from $5,000 to about $25,000

depending on which lot that you pick. Now, they do have

lot views of this gorgeous mountain. Now when the sun set

around, like, 06:30,

I mean, this thing is beautiful. So imagine in your backyard,

you have nothing but Bureau of Land Management here, so they're not gonna build anything here right now. Right? And the reason why I say right now because things could change. But when you go out here to the end, it is so beautiful. It is unbelievable

if you're into, like, that nature stuff.

I'm more of a city guy, so I like city lights. But anyway,

so we're gonna be touring this one. This is a really gorgeous home. And what I also like about this is that

D. R. Horton is now giving you the option to do a semi custom.

So what is a semi custom? Typically, a lot of these builders now have transitioned into...

You can't really build your own home. What they do is spec building, and spec building is really based upon

what they think the concern... The... What they think the consumer is currently looking for in today's market as far as current trends

and then they'll just go ahead and build it. The reason why they do that is number one, it cuts cost and also cuts time.

Right? And it saves them a lot of money, believe it or not. But on this one, you're you're gonna have the option to do a semi custom build. So, we're gonna go inside. We're gonna take a look at it. Now, keep in mind, this is a four car garage but this is actually converted into a sales office right now. Now, if you guys do come out here, you're gonna meet up with my boy, Jeff. Super cool dude. Now they do have three elevations that you can pick and choose from, but take a look at this.

Alright. So, a couple things you get

here. You're gonna get the

camera doorbell,

keypad,

and also the rekey.

You have the option to do the LVP

flooring,

but look how large these lots are.

It is unbelievable.

You get this nice extended covered patio.

They always lock this for some reason. Not too sure why.

This is about a 10,000 square foot lot. So if you wanna put a pool,

you have that option.

With this beautiful mass plan community, you also

have

parks

and recreation areas as well.

Shopping is like less than

probably like five minutes. If you head up to a Decatur, that's where you're gonna have

your Costco's,

your Walmart.

Here we have our next gen, but let's start from the beginning here.

Let's head back down here. Here's the four car garage, but that's locked because that's a sales office.

We have a bedroom up in the front.

10 foot ceilings.

Looks like we have eight foot doors.

These are five panel doors.

Then we have the one one here. Then we have the skip trowel texture.

Five inches on the baseboards.

Casings. Two inches on the casings.

I believe the windows here are gonna be the Alpine windows.

You have the option to do the banister.

Options for the surround sounds.

Here's your smart panel box.

This one you can tell they did a really good job. It's all clean. This is a 48 inches here. I'd probably do some storage as well

for additional

closet space.

Now, if you decide to do the LVP flooring,

k,

vinyl plank flooring or luxury vinyl plank, make sure it's actually tucked in underneath

the baseboards.

Here,

you have the option to do the surround sounds.

Now if you're doing the surround sounds make sure to pre wire

for your sub two as well. That's going to be very important because typically the sub will go right along the wall.

Now one thing I do wanna share with you is

when it comes

to LVP.

Right?

This is important.

The LVP does not go underneath the cabinets.

It buds up. That's the reason why they're using this corner round because it has to float and it has to shift.

Now, typically, when you build a custom home, if you're doing tile,

tile technically goes underneath

the cabinets.

Some builders would just take the tile and butt it up against the cabinet

because it's cheaper, faster.

Right? And they'll grout it, and it just looks like trash. But on here, they actually did this correctly with the quarter turn here.

Nice quartz.

We've got the

kitchen aid. This is the upgraded.

You've got the push garble... Garble.

You got the push garble disposal.

And we have our water filter that is a option.

Typically, that does not come with it,

but they are contracted with a third party company,

and they will drill the hole and add this faucet. But if you want the purification system, that third party company will go ahead and try to upsell you.

And it's a part of their affiliated,

program.

A little small here.

The backsplash,

Definitely, you have the

option for the backsplash. The only thing on this one,

this is technically not the right backsplash for

this kitchen here because if you're cooking oil, you're gonna,

get a lot of grease stains. Now if you do seal this, it's also gonna change the color of this tile. I believe this is a limestone.

And with all these grooves, you gotta really take a look here. This

is this is a disaster waiting to happen. Let's take a look at the cabinets here.

They got the soft closing cabinets.

Here, you're gonna be on the...

Around the 800,000

depending on the, upgrades, but

on the, the base price...

But depending on the lot and some of the upgrades that you guys do pick and choose,

you do have a nice three inch crown there.

Now this one has a next gen as well.

Nice high cabinets.

And we have the three quarter

shower here.

Washer and dryer, it's always a plus.

This one is kind of cool because we have the access from the garage

on

the 4426

model. The access for the garage is actually on the outside, but this is on the interior which is a plus. Now, this is locked. I don't know why they do that.

Definitely decent sized room.

The carpets are nice and plush.

But man, they got that brown color.

Pre wire for the ceiling fan. Two can lighting. Now this should be enough

for this room with the two can lighting here. You don't really need four

which is a option.

Now, this is what I don't understand.

I think one of the downside

about this one... I'm just gonna show you the kitchen here.

Now if you notice there's never

a stove

inside of the next gen suite.

If you have a stove,

then it becomes a multi dwelling because the land

is only for single family.

Okay?

So you can't

have a stove. Now,

what I would do is depending on some builders or if you speak to the superintendent,

yo, can you run me a two

two two twenty?

Right?

I would have a two twenty underneath here, then you can always tap in after.

We got a designated thermostat. That's a plus. Something you guys need to always check out.

Linen closet.

Okay. So this is what I'm not... I don't like.

So we have a guest bath here

with a shower. So this is a three quarter,

but then we have a bedroom all the way up here. So if somebody wants if somebody's staying there, they have to walk through the dining area and the kitchen

to take a shower here.

I felt like this all should have been extended if... For the next gen.

That

should have been moved,

I felt like,

over here.

I mean, that's my thought process.

Alright. Let's go upstairs. Let's see what we got.

So we got two bedrooms so far.

Oh, man. This primary is huge.

We got nine foot ceilings on the 2nd Floor. This is a plus.

Oh, this

fell off here. What is this?

Let's put this back up on here for them

because we're cool like that.

This one will get the pre wire ceiling fan,

two lights,

three rocker switches, perfect.

I don't know if there is a

outlet here in the back

Let's take a look at the

backyard here. Look at that, park.

Forgot to mention this is also a gated community as well. I think Ideal Horton has a total of seven neighborhoods here. Now, they did build out a bunch of other neighborhoods over there.

But look at all that mountain view. That thing is gorgeous.

Now, Nellis Air Force Air Force Base is a good probably like fifteen, twenty minutes here.

So, you're also your VA hospital as well.

You're gonna have a lot of your military personnel

end up moving out

here.

Now as far as the flight path,

those f sixteens, I think that's what they're called, you're gonna be able to hear them,

but you're not gonna hear them how you're gonna hear

on a consistent basis

at Harry Reid International.

Now, the distance from here

to the Las Vegas Strip

or let's just say Harry Reid. You're You're probably looking at a good

anywhere from thirty five minutes to forty five minutes depending on

traffic.

Traffic is around eight and also at 03:00.

But if you guys wanna go, like, shopping and all that, you can head over to Centennial Hills, which is not that far.

On Craig

Road. That's probably another fifteen minutes.

You have a bunch of

restaurants down there as well.

Wow look at how huge these lots are this is ridiculous look at that lot.

And I gotta tell you, the rooms here are

very large.

Drain pan, that's a plus.

Now let's go look at this, primary.

Oh, wow. Look at this primary.

I can definitely feel the heat come in on this side here.

Obviously, this is gonna be a dual pane window.

You got the option for the, the cladding here.

Stand free tub.

Closet pretty decent size.

I'm gonna say this is probably eight by

18 feet. This is a very large

closet.

Then we have our water closet.

Let's take a look at the linen closet here.

Pretty decent size as well.

Not bad.

Now, if you guys want to be out of the hustle and bustle,

then this definitely

will be the location for you.

A lot of times people always want to be, you know, close to the strip. But once you move out here, you're not always going to the strip. It's

every once in a while.

But as far as like price per square foot, what you're paying for,

it's definitely worth the value here.

So like this home, you're probably gonna end up around 900,000.

But if you built the exact same home like this

in the South Side of town, let's say, Inspirada,

you're gonna be well over like $1,200,000

Now what's the benefit of a

standing inventory?

This is where builders

in their production line,

they started building the properties

and they haven't sold the properties yet, but they have to get it off the books.

Now, the best time really to buy is actually in the fourth quarter

Because you got to understand

these companies have to answer to the shareholders.

So it's not always about making the profits or their margins don't have to be at the 25%

as long as that 10%.

If they will... If they're willing to like cut the cost

so that way they can push that product. So that way it looks good for the end of fourth quarter, it pushes up their profit shares. So what that means to you is number one,

you want to probably buy a home that is a standing inventory.

However, it may not have all the upgrades in the options that you want. Look, I understand. Sometimes

we may find one

that has everything that you want. In addition to that, you know, we can possibly get closing cost paid for

and also

to buy down your interest rate. Because a lot of times what happens is people are complaining right now interest rates are too high. Look, I get it. But also, I don't wanna convince you to buy a home because that's not what we do. Okay?

I am here just to explain to you how things work. And if you want to buy a home out here, just something that you may wanna consider. So if you guys want the standing inventory
