Let's talk about these things that you need to master. The first one is memorizing your scripts. I have realized recently that there's a lot of agents. You're making the phone calls, but you haven't memorized your scripts. You don't know how to prequalify.
You don't know the questions to ask. You don't know how to guide someone in a conversation, maybe a for sale by owner or maybe an expired.
You probably don't even know your listing presentation,
and that is key in this business. Right? You need to know exactly what to say, how to say it, how to have a conversation with whoever it is that you're talking to. You need to understand that there's gonna be so many different personalities.
Some people are straight shooters. You need to get to the point. Some people might take a little bit longer that you have to have a conversation with them. So when you are memorizing your scripts, the very first one that I tell every single agent, especially if they're newer, I always recommend for you to memorize your listing presentation. And the reason that you wanna memorize your listing presentation is because, obviously, you probably want listings.
So what is the point of you setting an appointment if you're not gonna be able to do a presentation and actually close that appointment and get a contract signed? So memorize your listing presentation.
Aside from that, also memorize
all of the questions that you need to ask super qualify a buyer and a seller.
So these are all very different type of questions. If it's a buyer, you wanna find out their time frame, what's important to them about buying, have they saved up enough money for a down payment,
have they talked to a lender before,
where are they at in the process, do they have to sell a home in order to purchase, are they currently renting,
when does their lease end, Do they have to pay a penalty if they do break the lease? These are all of the questions that I ask when I ever have a buyer lead. If you will have a seller, some of the prequalification
questions are, where will you be moving to when this home sells? If the home sells in less than thirty days, is that gonna be a problem for you? Because some of you might be in a market where homes are selling very quickly. Maybe there's a cash buyer. They come in, close in ten days, three weeks, whatever it is. You want to find out exactly what the motivation is of a seller. I also find out what price are you thinking that you wanna list the home for realistically.
What is the bottom number that you would consider for the home? Have you done any upgrades?
How's the plumbing, the electrical,
the kitchen?
You wanna find out, especially the big ticket item... Items, the the HVAC, the water heater, and things like that. Because if all of those are messed up, you know it's probably gonna cost them a lot of money or a buyer's gonna come in and they're gonna probably
want those to be repaired, replaced, or receive a credit. So those are the the first three that... Please, if you haven't memorized them, memorize them. That's gonna give you confidence when you're talking on the phone to be able to
be confident
to go for the appointment and close for that. Right? Because I know that there's probably many times that you have had someone on the phone
and you're like, this person sounds very motivated, but what am I gonna say when we get together?
And then you end up going to the meeting, and then they don't sign, and it turns out that they weren't serious. You need to have a process in your business to be able to ask these questions and have a standard to understand
that there will be people that are not going to work out. You do not have to take every single client or every single listing that comes your way because there will be people that are gonna ask you... They're pretty much gonna wanna list their home for an unrealistic
number.
And as long as you are able to be direct and honest, and if you have done your homework that you can't help them, be okay with turning away that client.
Never take an over price listing.
